Our Mortgage Terms and Conditions include:
- Fixed Terms of 1, 3, 5, 7, 10, 15, 30 and 40 year
amortizations
- Adjustable Rate Mortgages with initial Rates starting at
1.25%
- Converts to an adjustable or another fixed rate for the
remaining term
- The 15-year term is a 15/15 fully amortizing program
- Capped closing costs; Capped Life-time Interest Rates

Our Mezzanine or Hard Money Loan Programs include debt
programs which are best suited for qualified middle market,
income producing properties that exceed the traditional 70% LTV
loan limits or for properties whose Debt Service Coverage Ratios
are less than 1.25::1. Typical Mezzanine Loan Programs consist
of the following Terms and Conditions:
- Interest Rates: 3% to 6% Margins above Indexes
- Loan Fees: 3% to 5% to Lender
- Loan Terms: 3 to 5 years
- Prepayments: None to 3%; 2%; 1%
- Exit Fees: 1% to 3% to Lender
- Rate of Return: 11% to 18% accumulated over 3 year
period
- Loan-to-Value: 90% to 100%
